  • This is important so you know what you qualify for and what your buying power is. This is always important, but especially important in a seller’s market.
  • This will ensure that you are only looking at homes that you can afford. It is never wise to go look at homes that are out of your price range.

  • This is the fun part! Now we go look at homes that meet the criteria that you are looking for.
  • The first home you go look at could be it, but usually, you will look at many homes over a period of time before you find “the one.”
  • Most buyers are successful in purchasing a home within several months, but there are many factors that will affect the time frame, including:
    1. Market conditions-Seller’s/ Buyer’s/Balanced Market
    2. Number of qualifying properties on the market
    3. The motivation of both Buyer and Seller
    4. Terms (ex: closing date) required by Buyer and Seller

Offer Process

  • You’ve found the home, now it’s time to offer for it.
  • I will prepare the Offer for you and review all your options with you.
  • Once completed, I will review the documents with you in detail and have you sign it.
  • The Offer is sent to the Seller’s Agent who will review it with the Seller.
  • Your Offer will either be accepted, countered or rejected.

You have Purchased a Home…

Now What?

Once you have an accepted Agreement of Purchase and Sale, I will guide you through the next steps, including:

    1. Getting your Deposit
    2. Notifying your Mortgage Broker
    3. Notifying your Lawyer
    4. Scheduling Movers
    5. Notifying Utility Companies
    6. Scheduling a Change of Address/Mail forwarding

Once you have closed and moved, I will provide after care. You will have questions regarding your new home and/or neighbourhood or you might need help finding tradespeople. I will be able to help you with all of that.
